10 Things to Know Before Renting a Villa in Bali

First time renting a Bali villa? These 10 essential tips cover booking, staff, pools, WiFi, insurance and local customs — from RENT Property Management experts.

Booking a private villa in Bali for the first time? It's one of the best decisions you'll make — but a few insider tips will help you get the most out of your stay.

1. Book Direct for Better Value

While OTAs like Airbnb and Booking.com list many Bali villas, booking directly through a property management company often saves 15–25%. You also get direct communication with the team managing your villa, which makes special requests much easier.

2. Staff Is Standard, Not a Luxury

Most Bali villas with three or more bedrooms include daily housekeeping and garden maintenance. Many also offer a villa manager who serves as your local concierge. Don't be surprised — it's part of the culture and built into the rate.

3. Check the Pool Situation

Not all pools are created equal. Some are plunge pools barely big enough for a dip; others are 12-meter lap pools. Ask for dimensions and recent photos. Also confirm whether the pool is private or shared with adjacent units.

4. Understand the Location Trade-offs

A villa with stunning rice field views might be 15 minutes from the nearest restaurant. A villa in central Canggu means walkable nightlife but potentially more noise. Decide what matters most to your group and choose accordingly.

5. Ask About WiFi Speed

If you plan to work remotely, don't assume the WiFi will be fast enough. Ask for a speed test screenshot. Reliable villas in Canggu typically offer 50–100 Mbps, but some older properties struggle with 10 Mbps.

6. Confirm the Cancellation Policy

Bali's weather is generally predictable, but life isn't. Understand what happens if your plans change. Professional management companies offer clear cancellation terms — usually full refund 30+ days out, partial refund 14–30 days.

7. Don't Skip Travel Insurance

Medical facilities in Bali are improving but limited for serious issues. Evacuation to Singapore or Australia is expensive. A good travel insurance policy costs very little relative to the peace of mind it provides.

8. Arrive with Indonesian Rupiah

While most restaurants accept cards, many local warungs, markets, and small shops are cash-only. Your villa staff will also appreciate cash tips. ATMs are widely available but withdraw before you arrive if possible.

9. Respect the Ceremony Calendar

Bali is the Island of the Gods for a reason. Hindu ceremonies happen frequently, and Nyepi (Day of Silence) means a full 24-hour lockdown — no lights, no leaving the villa. Check the calendar and plan accordingly. Nyepi is actually a remarkable experience from a private villa.

10. Communicate Special Requests Early

Birthday decorations, a private chef dinner, baby equipment, airport transfers — most villa management teams can arrange anything with enough notice. Don't be shy. The earlier you ask, the better the result.
